At The Quarters, we lease by the bedroom. In an individual lease, you are only responsible for the payment of your bedroom space. All roommates will split shared utilities and be responsible jointly for the common areas.

We have a term lease that begins on a specific date and ends on a specific date for one fee. This fee is divided into 12 equal installments for your convenience.
Rent is paid online through your resident portal. Please visit our website and click on the Residents tab to access. You may set up re-ocurring payments or make a one time payment with an e-check, credit or debit card.

Rent is due on the 1st of each month with a grace period until the 3rd. If the rent is not paid by the 3rd a $50 late fee will be added to your account on the 4th. Late fees will continue at $10 per day until the rent is paid in full.
We do not provide any lease break or buy-out options. However, residents might be able to release or sublease the bedroom to a new resident, provided he or she meets the criteria and executes a lease agreement.
We have security cameras, secure entrances to each building, electronic locks and deadbolts on each entry door and individual locks on bedroom doors.
Each apartment will receive a mailbox key. The mail will be sorted and delivered via USPS to the designated mailbox. Packages will be delivered to the package delivery room at the clubhouse building. When you have a package you will get a text message with a unique code which will allow you to enter to the package room.
Since we are just minutes from the IU campus we offer a free, residents-only shuttle bus, which runs to many stops on campus and in town, starting early in the morning and going well into the wee hours of the night. Use our SHUTTLE TRACKER app, for our shuttle’s exact location and ETA. The shuttle operates on a first come basis and you will need ID to ride.
We recommend you bring personal items such as:
  • Toiletries
  • Linens, bedding, shower curtain, and hooks
  • TVs and computers
  • Pots, pans and silverware
  • Vacuum cleaner
  • Plunger
  • Cleaning Supplies
  • Trash can
We proudly allow all dogs here at The Quarters. Please inquire with the office regarding pet fees.
We have parking garages for an additional charge and public street parking.
Internet, Water, and sewage- included in the cost of your rent.

Electricity- No more hassling over who signs up for the electric, paying a deposit, and getting the money out of your roommates. Each resident will sign up with Simple Bills and pay them directly. Simple Bills will divide the bill among all residents residing in the apartment so you will pay your portion directly to them. so that the resident doesn’t have to ice each resident their portion on the bill. This makes it convenient for everyone is responsible for paying their portion of the electric usage.
All of The Quarters buildings are smoke-free. This rule includes all bedrooms, suites, and common areas. No exceptions.
Prior to your move in day:
  • Make sure all of your lease documents are signed
  • Make sure ent and other monies due are paid in advance, we do not accept payments in the office.
  • If you are not enrolled in our Liability Insurance you will have to submit your personal insurance in advance of moving in.
  • Enroll in Simple Bills for your electricity.

Move in day:
Check in starts at Noon at the Leasing Office. Please bring your photo ID. We will check your account and assign your keys.
Just log into your resident portal and enter a maintenance request online. If you have an emergency after hours contact our on-call technician that is available 24 hours seven days a week by calling our main number at 812-894-4300.
Please call 812-894-4300 and choose the courtesy officer option. There will be a fee associated with this service.
All residents are required to have liability insurance. You can sign up through us for a minimal fee or provide a copy of your own policy.
