The Quarters Bloomington Clubhouse

If there is an emergency maintenance issue such as a fire, water leak, or other safety related matter, please call our office right away at 812.894.4300. If the issue is not an emergency, you may submit a maintenance request through the Resident Login portal. Please allow our technicians 3-5 days to troubleshoot and fix your problem.

If you have a safety related emergency requiring immediate assistance, call 911. For all other after-hours emergencies, please contact us at 812.894.4300 option 9. When prompted, please leave your name, telephone number, unit number, and a detailed description of the emergency and our on-call team member will return your call in a timely manner.

We have the following options for parking:

  • Garage parking is an additional charge (Guaranteed spot)
  • Free surface lot/general parking (First come, first serve)
  • Parallel parking for your guests

All residents are required to have liability insurance. You can sign up through us for a minimal fee or provide a copy of your own policy.

At The Quarters, we lease by the bedroom. In an individual lease, you are only responsible for the payment of your bedroom space. All roommates will split shared utilities and be responsible jointly for the common areas.

We have a term lease that begins on a specific date and ends on a specific date for one fee. This fee is divided into 12 equal installments for your convenience.

The standard term is August 16 to July 31, with payments made in 12 equal installments.

Rent is paid online through your resident portal. You may set up re-occurring payments or make a one time payment with an e-check, credit or debit card.

Rent is due on the 1st of each month and is considered late if not received by the 3rd. If the rent is not paid by the 3rd a $50 late fee will be added to your account on the 4th. Late fees will continue at $10 per day until rent is paid in full.

We do not provide any lease break or buy-out options. However, residents might be able to relet the bedroom to a new resident, provided the new resident meets the criteria and executes a lease agreement. Please contact your site manager with any questions.

Since we are just minutes from the IU campus we offer a free, residents-only shuttle bus, which runs to many stops on campus and in town, starting early in the morning and going well into the wee hours of the night. Use our SHUTTLE TRACKER app, for our shuttle’s exact location and ETA. The shuttle operates on a first come basis and you will need ID to ride.

Each apartment will receive a mailbox key. The mail will be sorted and delivered via USPS to the designated mailbox. Packages will be delivered to the package delivery room at the clubhouse building. When you have a package you will get a text message with a unique code which will allow you to enter to the package room.

Pets may be allowed here at The Quarters upon approval. If approved, two dogs are allowed per apartment. Pets must be registered before they may reside in the apartment. The owner must pay a non-refundable pet fee of $300 per pet. There is a monthly pet rent of $25 per pet. Please inquire with the office if you would like to bring your furry friend with you.

Internet, water, and sewage – included in the cost of your rent.

Electricity – No more hassling over who signs up for the electric bill and getting money out of your roommates. Each resident will sign up with SimpleBills and pay them directly. SimpleBills will divide the electric bill among all residents residing in the apartment so you will pay your portion directly to them. This makes it convenient for everyone for paying their portion of the electric usage. Detailed information about how to set up your account with SimpleBills will be provided prior to your scheduled lease start date.

  • Make sure all of your lease documents are signed and approved.
  • Make sure first month’s rent/installment is paid in advance.
  • If you are not enrolled in our Liability Insurance you will have to submit your personal insurance in advance of moving in.
  • Enroll in SimpleBills for your electricity.
  • Ensure your pet screening forms are complete.
  • Check in starts at 10 AM at the Leasing Office.
  • Please bring your photo ID.
  • We will check your account and assign your keys.

Please monitor your email on file as our staff will provide periodic updates during the days and months leading up to move-out day.

Our staff maintains constant communication with each resident by use of email and social media. Additionally, phone calls and/or text messages may be utilized to relay urgent messages. Please monitor your email on file and our social media outlets for the most up-to-date information.

You can select your own roommate(s) or you can apply on your own and we can match you with other residents. Applicants answer a short list of lifestyle questions to help in the matching process.
